TERMS AND CONDITIONS — THE DORSET NOOK

Please read carefully as by booking you are confirming that you have read, understood and accepted them on behalf of all members of your party. 

Payment

A non-refundable deposit of 30% of the total booking cost is required to secure your reservation.

The balance is due 8 weeks (56 days) before your arrival date.

If your booking is made less than 8 weeks before your arrival date, the full amount is payable at the time of booking.

Failure to pay the balance by the due date may result in cancellation of your booking. In this event, the deposit will not be refunded.

Cancellations

All cancellations must be made in writing by email to hello@thedorsetnook.com. A booking is only considered cancelled once written acknowledgement has been received from us.

A booking can only be cancelled prior to the start of the stay.

The following cancellation charges apply:

- More than 8 weeks before arrival: deposit is non-refundable; balance (if already paid) will be refunded in full.

- 4–8 weeks before arrival: deposit non-refundable; 50% of balance non-refundable.

- 2–4 weeks before arrival: deposit non-refundable; 75% of balance non-refundable.

- Less than 2 weeks before arrival: no refund of any amount paid.

If we are able to re-let your dates at the same rate, we will refund the balance paid (less the deposit and a £50 administration fee), regardless of when you cancel.

We strongly recommend that you take out holiday cancellation insurance, including cover for Covid-related cancellations, for all stays.

Date changes are at our discretion and subject to availability.


Check in Times.

Check-in is from 3pm on the day of arrival. Check-out is by 10am on the day of departure.

Key collection details will be provided once full payment has been received.


Misc.

Whilst every care is taken to provide a true and accurate description of the property, some things do change over time. No refunds are available for such discrepancies.

The Owner reserves the right to amend prices and details on the website.

The owner is entitled to ask the holidaymaker to leave the property without any refund if, in our opinion, the behaviour of the holidaymaker and party is unacceptable.


Number of Guests

The maximum number of people entitled to stay at this property is two and only those people named on the booking form are entitled to stay. If it is found that more people than agreed are using the property, this will be considered a breach of contract and the holidaymaker and his/her party will be asked to leave immediately without a refund. Sub-letting or assignation of the let is strictly prohibited.


Children & Pets

The Dorset Nook is not suitable for children or babies. This is a pet-free property.


Guest Obligations

Not to arrive before 3pm on the day of arrival and make sure that the property is vacated by 10am on date of departure to allow for adequate changeover time. 

To leave the property in a clean and tidy condition at the end of the holiday (excepting property linen to be laundered)

Not to cause a nuisance or annoyance to neighbours of the property - please do not play amplified music outside and keep noise to a minimum in the evenings.

To close all windows and lock all doors before departure, placing keys in the key safe. Please use key safe when leaving the property during your stay to reduce chances of loss. In the event that keys are not returned, a charge will be incurred by the guest to replace keys or cover locksmith costs to change locks.

No fires or BBQs in the garden

Strictly no smoking inside at The Dorset Nook, if you smoke outside then please ensure you dispose of cigarette butts safely.

No commercial photoshoots - please contact hello@thedorsetnook if you would like to use the property in this way.


Accessibility and Parking

There is designated private parking for The Dorset Nook approximately 130 metres away. There is no vehicular access to the property and the footpath is rural and unpaved. There is no step-free access to the cottage and there are slightly lower-than-modern-standard ceilings in the 18th century part of the property (bedroom and living room). 


Liability

Some equipment can be dangerous if misused, such as wood burners. All responsibilities for safe use are your own. The property owner takes no responsibility for the personal possessions of guests. Vehicles and personal possessions are left entirely at the risk of the holidaymaker.


Breakages and Damages

The holidaymaker must make every effort to keep the property, fixtures, fittings and all contents in the same state of repair and condition as at the start of the holiday. Any accidental damage or breakages should be reported to the property owner prior to departure. The property owner retains the right to make any additional charge and request payment for damage or breakages, withstanding minor breakages or ‘wear and tear’ as decided by the property owner.


Complaints

Any complaints must be made known to the property owner immediately and without hesitation, where upon the property owner will endeavour to resolve any issues that may have arisen. No complaints will be entertained at the end of the hiring period or after the holidaymaker has departed. 


Declaration

I have read the terms and conditions of this booking and agree on behalf of all members of my party to abide by those conditions during my stay at The Dorset Nook. I understand that the balance must be paid eight weeks before the start of my holiday and failure to do so may result in cancellation of my booking and as a consequence my deposit not being refunded. I am over 18 years of age.
